Hello again from your friendly Peoria Area Real Estate Broker! Being in the real estate game as long as I have means I have seen it all, or close to it all when it comes to issues with a home, conflicts prior to closing, and weather events that almost derail it all (see last blog post for the dirt on that one). What has never really changed is the importance of hiring a professional to inspect your home when you are thinking of financially investing in a new property. It has always been a good idea.

Most financing options require an inspection to be completed before they will loan out the funds to purchase a property, but there are exceptions. Whether you are required to complete an inspection or not, they are always a good idea and always worth the money! Sometimes the inspector can find issues that are deal breakers for the buyers and ultimately make the sale fall through. Other times the inspectors find costly repairs that are looming in the near future for the potential buyers that can be used to negotiate a new sale agreement. Luckily, most of the time, they find minor to no issues, and the sale goes forward as planned. No matter what the outcome of your inspection, they have the ability to bring you peace of mind in your investment and make you feel informed about the property you are about to become responsible for.

Top things that are found in a home inspection that people should lookout for;

· Plumbing leaks are one of the most common things I’ve seen come up on inspector's reports. The seriousness of these leaks can range from small to major issues, depending on the circumstances. The inspector will check for leaks in pipes, faucets and fixtures, including the water heater. You may have leaks in your plumbing that you are unaware of and the inspection can help you get the repairs completed before things get worse.
· Inspectors tend to find many electrical safety issues, especially in older homes. These safety issues can range from improper wiring to grounding issues to breaker malfunctions and other potential electrical hazards. Outdated wiring can be a real fire hazard and a danger if left unchecked. Hiring a professional who knows what to look for is key here, as a lot of these problems can be undetected by someone who doesn't know what to look for.
· Blocked gutters and damaged down spouts can lead to water damage inside of a home. I see this often and a home inspection is your chance to be sure you know what you are getting into, before it rains. With weather related problems, sometimes you are moved in before any of those issues pop-up, and by then, it's too late to do anything about it to protect your investment.
