A Few Things I Do To Ensure Your Closing Goes Smoothly

My real estate career has spanned over two decades, and in that time, I have seen a lot of things. Thankfully, although it's not often, my clients and I have been able to navigate the hurdles and possible road blocks that sometimes pop up along the way. After years of listing houses, showing properties to my clients, all the way to completing the sale, I have learned some lessons that help me create a smoother closing process for everyone involved!

One of the biggest assets to my team are the transaction coordinators that I work with! With many logistical parts to the sale or purchase of a property, the transaction coordinator ensures no task goes uncompleted. Our transaction coordinator handles all the administrative, communication, document and deadline management, as well as works as a liaison between all parties involved from contract to closing. Clearly communicating any needs and problem solving as we go along has proved to make the entire process so easy for my clients and that peace of mind is worth so much!
More tips for a smoother closing process
· We always go over the closing documents with our seller/buyer prior to closing. I always send my client a copy of the closing documents ahead of time and go over it with them. This will list what a seller will receive from the sale of their property as well as explains all the closing costs for both buyer and seller. For the buyer, this will also list the funds they will need to wire or bring to closing. Keeping the details clear helps prevent any surprises or hiccups at the closing that could delay the sale.

· We always make sure we have all the repair receipts prior to closing day on any and all repairs that were made by the home owner. This should show that the work was done and paid for at the closing table. This can prevent any disputes, or claims that work wasn't completed as required.

· We always make sure we have the correct spelling of buyer and seller’s names. This may seem simple, but it has come up more than once! Sometimes people were recently married so a name may have changed. Or a client may have a nickname-they go by which would not be the legal name. Not having the correct name can cause a delay on closing day and that's bad for everyone.
